Beta Real Estate has been leading urban renewal in Athens since 2018.

Our core activity takes place in Athens, supported by a local team that has lived and breathed the city for over seven years, bringing deep, hands-on knowledge of the Greek market in all its layers. Our unique model offers a complete end-to-end service, from property sourcing, through planning and value enhancement processes, to full property management and maintenance.

With over 40 projects successfully delivered and hundreds of apartments under our management, totaling approximately €100 million in value, we have developed a methodology that creates real economic value for investors while setting a new benchmark for the urban living experience. Our Story

In late 2018, as Athens began emerging from the shadows of the economic crisis, we identified opportunity within the city’s historic streets. With modest initial capital and a clear vision, we made our first acquisitions, which quickly turned into a success story. Growing demand from friends and family seeking similar opportunities motivated us to establish Beta, with the goal of turning the dream of owning an apartment in Europe into an accessible reality.

Our People

Beta was founded by Elazar, Yudik, and Harel, friends since their military service in the elite Duvdevan and Maglan units. The three partners grew up along Highway 90, from the Sea of Galilee to the Arava, a shared path that continued beyond borders. The connection to Athens began with a joint business venture in a different field, which led to an adventure in the city. During that time, the three fell in love with the Greek metropolitan capital, purchased apartments for themselves and their families, and discovered a shared passion for the world of real estate.

Today, Beta is home to more than 30 professionals who bring their talent and commitment to every project. We operate with professionalism, a personal approach, and a family spirit, guided at every step by the values of mutual respect and excellence. גדל בקיבוץ תל קציר הצופה אל הכנרת, כיום חי בתל אביב עם אשתו ובנו. אלעזר מנווט בין עולמות השיווק, המכירות והיזמות הבינלאומית. בעל ניסיון של שבע שנים בשיווק ומכירות, לצד ארבע שנות התמחות בנדל”ן מסחרי בחברת נת”מ, שם ניהל את צוות תל אביב. רקע צבאי של פיקוד וקצונה עיצב בו יכולת ניהול אסטרטגית וראיית נולד. מוביל את חזון החברה ואת אסטרטגיית ההשקעות, עם עין חדה לזיהוי הזדמנויות בשוק המתפתח של אתונה.

הראל רבינס - שותף ומייסד

גדל בנופי המדבר של מושב צופר בערבה, כיום חי באתונה עם אשתו ובנו. עם שבע שנות ניסיון בניהול פרויקטים וקריירה צבאית כלוחם ומפקד, הראל מביא לביתא נדל”ן שילוב של דיוק הנדסי וראייה יצירתית. מומחה בתחומי התכנון, ההנדסה והפיקוח, המאפשרים לו לזהות את הפוטנציאל האדריכלי בבניינים ישנים. כמנהל הפן ההנדסי בחברה, הוא מופקד על תרגום החזון לפרקטיקה – מהתכנון הראשוני ועד הגימור הסופי.

יודיק מדר - שותף ומייסד

נולד וגדל במושב מחולה שבבקעת הירדן, כיום חי באתונה עם אשתו. בעל ניסיון של למעלה מעשור בניהול ופיקוד, כולל תפקיד מ”פ בצה”ל ובמילואים. מומחה להיבטים המשפטיים והרגולטוריים של השוק היווני, בעל היכרות עמוקה עם גורמי המפתח המקומיים. הידע והקשרים שצבר מאפשרים לביתא לנווט תהליכים מורכבים בביטחון ולהעניק למשקיעים שקט נפשי בהשקעות מעבר לים
